What exactly is an In-Law Suite?

According to the 2000 Census, there are at least 3.9 million American families who have at least 3 generations living in one household.

So Mom, Dad, Grandma, and Joey and Jen all share a cozy home. Sometimes this is temporary - maybe Joey went to college, moved out, but came back after he graduated so that he could save for his own home.

Or maybe it was a mutual decision that Grandma should move in - she loves watching the young kids, saves on expenses, and since she doesn't get around as well as she used to, her support group is right down the hall.

An In-Law Suite is a planned area for additional adults to share living space on a temporary, semi-permanent, or permanent basis. It can be:

A bedroom with a full bath attached.
A bedroom with a sitting room near a full bath.
A small "apartment" which may have a bedroom and a living room/kitchenette combination.
A suite with a separate entrance.

Will you be allowed to build a full in-law suite?

Before deciding to include a full suite in your next home, check on the area building codes. Some areas don't allow a second kitchen or a "rentable unit" on some lots.

Are you planning to sell your home?

If you're planning to sell your home someday (which most of us will, within 5-7 years of the purchase of the home), think about the type of suite that a potential buyer will want. In most cases, an in-law suite that consists of just a bedroom with a private bath, downstairs if possible, will be most desirable - because they offer a multitude of uses.

A downstairs bedroom with full attached bath can be:

A place for a partner to recuperate from illness.
A great guest room.
A quiet and convenient office or study.
A place for Grandma and Grandpa to stay for three months without having to climb the stairs - or interrupt the upstairs sleeping habits.

What is your budget?

Adding a full attached bathroom to a downstairs bedroom can add some cost. If your septic permit only allows three bedrooms - and those are all upstairs - you may need to pay for an expanded system, which can add 25-75% to the septic cost.

An additional full bath can add at least several thousand to the cost of the home, depending on whether you prefer tile and premium cabinets, or a more typical vinyl floor and fiberglass tub. It's more typical to see a half bath downstairs.

But the cost of adding a full suite with kitchenette can be significant. There will be kitchen appliances, plumbing, countertops, lots of cabinets, and simply the cost of the additional square footage to consider. And keep in mind, you may not get that cost back when you go to sell your home - unless you are building at a luxury level and can market the rooms as a "Nanny living suite" - which is another great use for an In-Law Suite.

Closings up 14.1% - Home Sales Increasing

The Johnston County Triangle MLS Report for August 2011 has been released, and shows a significant increase in closings in 2011 versus 2010.

August 2010 - 142 Closed Sales in Johnston County

August 2011 - 162 Closed Sales in Johnston County

14.1% Increase in Closed Sales in Johnston County

Not only that, but new listings are down significantly, which means there are fewer choices to select from.

August 2010 - 311 New Listings added in Johnston County

August 2011 - 242 New Listings added in Johnston County

22.2% DECREASE in New Listings Added in Johnston County

The total inventory of homes for sale is also down significantly - the inventory of available homes in Johnston County was 20.0% lower in August 2011 than in August 2010.

Raleigh Market Reports - How is the Housing Market in Raleigh?

Home Sales Up Nearly 8% to Last Year

Inventory is Down Throughout Wake County

Single family detached home sales were up 7.43% year over year in October 2009. Sales were also up 6% versus September 2009, and up nearly 10% versus August 2009.

How Many Homes Sold in October 2009?

Detached single family home sales do not include townhomes or condos. The number of detached homes sold in October 2009 was 853, compared to 794 homes in October of 2008.

Where are Homes Selling in Wake County?

The most popular place, by far, for home sales was the Cary/Apex/Morrisville area. And values have stayed very high in this area too - home sellers are still seeing an average appreciation rate of about 5% per year.

Which areas have the most homes for sale in Wake County?

The inventory available matches fairly closely to overall demand, EXCEPT in Cary/Apex/Morrisville, which shows considerably lower inventory than sales. North Raleigh and the Falls Lake area shows the most homes for sale. But values are also very strong in North Raleigh, with most areas seeing well over 5% per year appreciation.

The number of listings for the entire area is down 12% versus October 2008.

But new home inventory is significantly lower, with most areas showing 30% or fewer new homes for sale than this time last year.

With overall home sales on the rise, the competition for new homes is increasing.

There were fewer new home listings in Durham NC in nearly every price point.

$200-299K Durham New Home inventory reduced by 45%
$150-199K Durham New Home inventory reduced by 41%
$300-399K Durham new home inventory reduced by 21%
Townhome inventory reduced by the lowest percentage - only a 9% reduction was seen.

Durham remains one of the more affordable areas of the Triangle.

On December 1 2008, there were 430 new homes listed in Durham NC.

On December 1 2009, there were only 295 new homes listed in Durham NC.

Builders are building fewer "speculative" homes, and more home buyers are opting for completely custom packages, in every price point (which means the homes are not listed, but completed to the buyers exact specifications).

New Home inventory in North Raleigh NC was down 32% in November 2009 versus November 2008. And North Raleigh continues to be one of the most sought after areas of the Triangle, with land and home values that have risen accordingly.

New Home Listings by Price Point in North Raleigh NC

There were fewer new home listings in North Raleigh NC in nearly every price point.

$400 to $499K homes saw a slight increase, from 13 to 14 homes listed.

North Raleigh remains one of the most popular (and valuable) areas in the Triangle.

New homes under $400K reduced from 13 listings last year to only 11 listings this year.
Available inventory in the $500-599K point in North Raleigh was down 31%, from 52 to 36 listings.
Available inventory in the $600-699K point in North Raleigh was down 35%, from 78 to 51 listings.

The luxury market continues to struggle with a high months of supply, but new homes under $400K are very hard to find and have a very low months of supply.

On December 1 2008, there were 363 new homes listed in North Raleigh NC.

On December 1 2009, there were only 247 new homes listed in North Raleigh NC.

This is another 8% reduction in new home inventory levels from two months previous.

If you're looking to purchase in these price points, you'll have more competition for your new home.

North Raleigh new homes in the $600-799K price range saw the most showings in November 2009.

Mortgage applications jumped 11% last week, as homebuyers and homeowners jumped on an unexpected dip in already very low rates.

Mortgage Rates Touch Below 5% - Briefly!

During the week ending March 6th, borrowing costs on 30-year fixed-rate mortgages averaged 4.96% (excluding fees). This is down 0.18 percentage point from the previous week.

And, this is the SECOND LOWEST RATE on record since the weekly MBA survey began in 1990. The record low also occurred this year - the week ending Jan. 9, 2009 had rates of 4.89%, which have not been seen since.
