1.  Add a guest or secondary bedroom on the first floor.  For a home in this price point, homebuyers tend to expect to have at least two bedrooms on the first floor - even though the daylight basement is very well designed. 

Other than that, this is a very appealing three car garage Craftsman home - and modern touches include a fabulous master bath with two closet entrances, a laundry room that can double as a hobby room, a spacious first floor office with built-in options, and a kitchen anyone could fall in love with.

The exterior might be deceivingly simple - this home has a lot going for it!  The home would increase it's curb appeal just by adding a couple of dormers and some stone accents.

The plan itself has tons of high points - from a wrap around front porch to his and hers walk in closets, a unique kitchen, large laundry with drop zone, and much more.

Very little!  This brand new floorplan by popular designer Frank Betz just needs a spotlight shone on it.  So many of today's features are included - a built in pocket office, beautiful rear covered porch accessible by both master and breakfast room, separate mudroom, and open kitchen with huge island.   Would you change anything?  Let us know - we can make it happen!

This is another brand-new plan by Frank Betz, so its popularity is still growing.  It's technically a 5 bedroom home packed into just 2543 sq ft. 

The foyer does feel long and narrow, a downside to adding essentially a mother-in-law suite worthy guest room on the first floor. 

The second floor also feels very closed off - but if 5 bedrooms aren't essential, we'd suggest converting either Bed 3 or Bed 4 into an open loft area, allowing more living space and a much bigger feeling in the same square footage.

What we would recommend doing to this floor plan

So much is appealing about this home, but there are a couple of changes we'd suggest.  For the size of the home, the master closet feels small - but there are a couple of ways we could add more storage to the master suite such as creative built-ins. 

There are two great ways to add a full mother in law suite with private living area in this home - either in the lower level, or by redesigning the office and guest suite on the first floor.

The Great Room is one of our favorite features in this plan!

The exterior is a little too West Coast/1990's for the Raleigh area, but there are some easy changes - such as adding a bonus room above the garage and creating more interest in the roofline. 

The first floor has a fantastic modern layout with wide open spaces and tons of windows, but the second floor feels like it needs a loft or bonus room - we can add either, or both, depending on how we rework the exterior!

What we would recommend doing to this floor plan

The lack of a full size garage is holding this home back.  It's not hard to add one, though, and still keep the feel of the exterior.  This luxury level Mountain Craftsman offers an incredible two story vault in the Great Room, and is perfect for lots with a view of hillsides or a golf course.  

Depending on the budget, the number of French doors and the size of the porches can also be adjusted.

This home offers so much for the size - and we think it's the square footage that's holding this one back!  Homebuyers may think it's too small, but it has something for everyone.  Popular features include split bedrooms, an open island kitchen with fantastic island, and luxury master.

What we would recommend doing to this floor plan

We would update the exterior a bit by changing the brick to a stone and hardi mix, and possibly adjust the rooflines.  The living room/dining room combination is becoming outdated, but it's easy to expand the dining room and convert the living room to a Den.  And we'd combine the family room and den into one large Great Room, possibly with a pocket office near the laundry room.  Or convert the Den to a Guest Suite with full bath attached, for more flexibility.

The second floor is fantastic, with a truly luxury master suite and a very usable Game Room, along with three secondary bedrooms.

What we would recommend doing to this floor plan

While there is what some would consider "wasted space" in this home, the floor plan is all about lifestyle and entertaining.  The extra spacious hallways and turns make this home feel even bigger than it is, and separate spaces allow for a multitude of entertainment options.  

In order to offer a private guest suite on the first floor, we'd work in a half bath elsewhere, possibly under the staircase.  The rounded areas in the Living and Breakfast Room can easily be squared off if desired, offering even more flexibility in furniture arrangements.

The floor plan best for you, the choice you make does not mean you hate the ones you don't. Not just  vanilla and chocolate flavor world for choices we live in now says  Yoda.

Andrew - absolutely, if there weren't so many different tastes, there wouldn't be literally hundreds of thousands of different floor plans and styles!  But it is very interesting to study which plans folks are asking for this year, and which ones they aren't.  Current trigger points definitely include big mudrooms with drop zones, large islands, and some kind of a home office.

Any of these floor plans would be DREAM homes here.  2500-3500 square feet is the LOT SIZE for thousands of properties here.  Homes of this category are one million plus.

Bruce - Hello to you in paradise!  Yes, we are very lucky to have an immense number of beautiful homes here, and many neighborhoods with lots large enough to fit them well.  The area continues to grow, though, and lot size is definitely shrinking in the main metro areas!
