2010 Census Results Show Raleigh's Strong Population Growth

Raleigh in Top Ten Fastest Growing Cities in the United States

Raleigh-Cary has been named the fourth fastest growing metropolitan area in the nation, from the 2000 census to the 2010 census. 

The 2010 U.S. Census results showed an over 40% population increase in the Raleigh-Cary metropolitan area, now reaching a population of 1,130,490.

Other metropolitan areas making the top ten fastest-growing list included: Palm Coast, FL; St. George, UT; Las Vegas-Paradise, NV; Provo-Orem, UT.  

 

Raleigh-Cary's population growth strongly correlates to the projected 90% increase in 2011 Raleigh building permits.

 

The North Carolina census, released by the U.S. Census Bureau in 2011, detailed these results:

Raleigh in Top Ten Fastest Growing Cities in the United States

 - Durham is the fifth most populous incorporated place in North Carolina, increasing by 22.1%

 - Wake County is the number one most populus county in North Carolina, increasing by 43.5% to 900,993

 - 14 other North Carolina counties increased their population by at least 25% including: Franklin, Johnston, Harnett, Chatham, Hoke, Union, Cabarrus, Mecklenburg, Iredell, Pitt, Camden, Currituck, Pender, and Brunswick.

 - Overall, North Carolina saw a 18.5% increase in population to 9,535,483, the second highest increase in 100 years of Census results

 - The South (encompassing North Carolina) experienced an overall population increase of 14.3%, higher than any other region in the U.S.

Thinking of buying a new home?  Then put that new car on hold!  Doug Rogers of Bayou Properties shares a story of exactly what making another major purchase while home shopping can do.   Lenders advise putting ALL major purchases on hold until the home loan is final, including furniture, vacations on credit, etc.  It's not worth risking that new home you're looking to buy!

 In his defense, the new car was sweet. A Car and Driver 10Best, the BMW 3 series was worth a second glance. The exterior was a work of art, and the interior had enough leather to make a cow nervous. So why did this pretty car cause my stomach to turn? Because my pre-approved buyers just pulled up in it!

 Last summer I spent a couple of weeks touring homes with this family. The budget would be tight, but they could manage to buy a nice home in their target area. Then they buy a Bimmer...

 The roughly 650 dollar payment destroyed their debt ratios (debt/income). Due to the car purchase they then qualified for a far more modest home. We essentially went from looking at granite to old Formica. Any agent will tell you this is a tough transition.

 The sad part is the car dealer told them the purchase would not impact their house hunt. "This debt won't show up for several months" or something along those lines. Guess what? It did...

 After learning what their revised budget affords, my buyer signed an extension on his apartment. The moral of the tale is to not make any major purchases when house hunting. Absolutely need new transportation? Talk to your mortgage professional in advance.

The Triangle MLS Report for October 2011 has been released, and shows a significant increase in closings in 2011 versus 2010.

The Triangle MLS Report for September 2011 has been released, and shows a significant increase in closings in 2011 versus 2010.

The Johnston County Triangle MLS Report for August 2011 has been released, and shows a significant increase in closings in 2011 versus 2010.
